Current policies on each booking channel, and why we set them this way.
When can I expect guests to book for summer?
In Bear Lake, the primary booking window for summer vacations runs from January through April. This is especially true for larger homes with 18+ sleeping capacity, since these are the properties that host family reunions, weddings, and retreats. Smaller homes typically don't book as far in advance.
When a guest's summer vacation is reserved within this window, you can expect nightly rates to be at their highest for those dates.
Why a more strict cancellation policy?
Many guests book a vacation rental to secure lodging, then continue shopping for better amenities or a lower rate. This occasionally leads to cancellations, which is normal and expected.
We recently updated our policies to be slightly more strict to avoid short-term cancellations. This may result in fewer bookings from guests who aren't fully committed, but it ensures the bookings we do get are more secure. If a guest cancels within the no-penalty window, it gives us enough time to rebook those dates at optimal rates rather than scrambling to fill them with discounts. That benefits both you as the homeowner and us as the property managers.
Most of our policies are still considered moderate. We know guests won't book a home with a super strict policy in case something comes up. The goal is a sweet spot that's reasonable for guests and profitable for owners.
